Collinsbrook Farms is a single-family home planned community in Prosper, TX. All lots are for single-family residential use only, and owners are subject to a homeowners association (HOA) that enforces rules on architecture, parking, pets, and leasing. A First Amendment increased the acquisition assessment (transfer fee) to $950 per lot.
- Single-family residential use & home-based business: All lots must be used for single-family residential purposes only. Home-based businesses are allowed only if they are not visible or detectable from outside, comply with zoning, and are ancillary to residential use. No more than two persons per bedroom (except families related by blood, marriage, or adoption) may occupy a dwelling on a regular basis.
- Leasing & rentals: Leases for less than six months are prohibited. Any rental must comply with the single-family use requirement.
- Pets: No more than four household pets (dogs, cats, etc.) per lot. Reptiles, goats, pigs, monkeys, chickens, ducks, peacocks, pigeons, and guinea fowl are expressly prohibited. Pets must be leashed or confined when outside, and owners must clean up waste.
- Parking & vehicles: Vehicles must generally be parked in a garage or driveway. Recreational vehicles, trailers, campers, trucks over one ton, commercial vehicles with lettering, and unlicensed/inoperable vehicles may only be parked in an enclosed garage. Sports utility vehicles, minivans, and pickup trucks are treated as automobiles and may park outside. Temporary parking for loading/unloading is allowed.
- Architectural review & construction: All new construction, alterations, fences, and other improvements must be approved in writing by the Architectural Control Committee (ACC) before construction. Design Guidelines are incorporated by reference. Each lot may have only one detached single-family residence (max two stories) plus a garage.
- Assessments & fees: The association levies annual assessments, special assessments, and a one-time acquisition assessment of $950 per lot (as amended) upon transfer to a new owner (excluding builders). Additional fees may include a transfer fee and resale certificate fee. Assessments are a lien on the lot.
