What Abbott Terrace's governing documents say
Abbott Terrace is a condominium community in Richardson, TX — you own your individual unit and share ownership of the building's common elements with other unit owners. The association manages the common areas, enforces rules, and levies assessments to cover expenses. This document governs everything from use restrictions to maintenance responsibilities and assessment liens.
- Use & occupancy: Units are for residential use only; no businesses allowed. A one-bedroom unit may be occupied by no more than two individuals, and dens count as bedrooms for this limit.
- Leasing & rentals: Rentals for less than 30 days are prohibited (no transient/hotel use). Leases must be in writing and subject to the declaration and bylaws. The entire unit must be leased; partial unit rentals are not allowed.
- Pets: No animals or birds may be raised, bred, or kept except as permitted by the association's rules and regulations. Specific limits are not stated in the declaration itself.
- Parking & vehicles: No trailers, campers, RVs, commercial vehicles (except standard pickups with unobtrusive markings), inoperable cars, or boats may be parked in the project except temporarily or in designated areas. Noisy or smoky vehicles are prohibited.
- Signs: Only the declarant may place signs on common elements for sales purposes. Owners cannot display 'for sale' or other signs visible from outside their unit or on common property.
- Architectural control: Any exterior alteration, improvement, or landscaping visible from the street or other units requires prior written approval from the board or an architectural control committee. Interior repainting/decorating does not need approval.
- Assessments & liens: Each owner must pay regular monthly assessments and special assessments as determined by the board. Unpaid assessments become a lien on the unit, subject to foreclosure. The association can suspend membership rights for nonpayment.
- Maintenance responsibilities: The association maintains all common elements (structure, grounds, utilities serving multiple units). Owners are responsible for the interior of their unit and for damage caused by their negligence or that of their guests/tenants.
