Canyon Creek Country Club No. 5, Second Section is a single-family home subdivision in Richardson, TX, governed by restrictive covenants recorded in 1963. These covenants run with the land and set rules for lot use, construction, and maintenance, binding all current and future owners.
- Building setbacks & placement: Main buildings must be set back per the recorded plat line and at least 8 feet or 10% of lot width from side lines (whichever is greater). Corner lots have additional setback from side streets. Detached garages and accessory buildings can be within 18 inches of side and rear lot lines.
- Architectural review: Plans and specifications for any building must be approved by the Architectural Control Committee before construction, covering quality of workmanship and harmony of external design. The committee may also approve alternate materials.
- Signs: No signs are visible from the public view except one professional sign of up to 1 square foot, a for-sale/rent sign of up to 5 square feet, or builder signs during construction and sales.
- Animals: No animals, livestock, or poultry may be bred or kept for commercial purposes. Dogs, cats, and other household pets are allowed as long as they are not kept for commercial purposes.
- Garbage & waste: Garbage receptacles must be screened from street and golf course view (via shrubbery or fencing approved by the Architectural Control Committee). No lot may be used as a dumping ground for rubbish or waste.
- Nuisance: No noxious or offensive activities, nor anything that may become an annoyance or nuisance to the neighborhood, is allowed.
- Exterior materials: Dwellings must have a minimum of 75% brick or masonry on the exterior. Attached garages must match the house; detached garages may use brick, masonry, or wood siding. Gables may have wood siding or shingles if they do not extend below window tops.
- Roofing: All roofs must be constructed with wood shingles unless an alternate material is approved by the Architectural Control Committee.
