Each lot is individually owned, and owners must comply with detailed covenants covering residential use, architectural standards, maintenance, parking, and pets. - Residential use & occupancy: Lots are for single-family residential use only. Each lot may have one detached residence, up to three stories, with a minimum air-conditioned living area of 1,800 square feet. Occupancy is limited to one housekeeping unit, except that 'NexGen' plans allow two separate units. For non-family groups, no more than two persons per bedroom may live in a dwelling on a regular basis.

Boats must be concealed from street view. Sports utility vehicles, minivans, and pickup trucks without commercial logos are treated as automobiles. Temporary parking for loading is allowed.
- Pets: No more than three household pets per lot. Pets must be leashed or confined in a fenced area when outside. Owners must clean up pet waste. The board may require removal of pets that roam freely or constitute a nuisance.
- Maintenance obligations: Owners must maintain their lots in a sanitary and attractive manner, including mowing grass (max 6 inches), watering, replacing dead vegetation, and keeping fences in good repair. Exterior building surfaces must be painted and kept in good condition. The HOA may enter the lot to correct violations and charge the owner.
- Enforcement & fines: The HOA can impose monetary fines, suspend use of common areas, levy special individual assessments, and seek injunctions or damages for violations. Owners are given notice and a reasonable time to cure before enforcement.
