What Lowery Oaks's governing documents say
Lowery Oaks is a single-family home subdivision in Tarrant County, TX governed by restrictive covenants recorded in 2004. These covenants run with the land and bind all current and future owners. The document covers building standards, property use, and architectural control but does not establish an HOA or mention fees.
- Permitted structures & uses: Dwellings must be single-family, site-built homes of at least 1,000 sq ft living area (excluding garage, porches, walkways). No temporary structures, trailers, mobile homes, or campers are permitted as residences. Accessory buildings like garages, greenhouses, gazebos, and children's playhouses require approval.
- Parking & vehicles: Boats, RVs, travel trailers, campers, and similar vehicles cannot be stored in the front yard or driveway, and must be concealed from public view if parked in side/rear yards. Trucks over 1 ton and vehicles with painted advertisements cannot park overnight in the addition, except for construction vehicles. No vehicle may be used as a residence or office.
- Pets: No more than four pets per lot. Pets must be kept on a leash or confined in a fenced back yard or inside the home. Owners must clean up pet waste. Livestock or poultry (cows, horses, chickens, etc.) are prohibited.
- Architectural review: All construction, exterior alterations, and changes require prior written approval from a three-person Architectural Control Committee (or successor). Plans must be submitted showing design, materials, and location. The Committee can disapprove projects that adversely affect the neighborhood.
- Exterior standards: At least 50% of first-floor exterior walls must be masonry (brick, stone, stucco, or Hardi-plank). Fences must be masonry, hedge, steel, or wood no more than 6 ft tall; chain link is prohibited. Front yard building line is at least 20 ft from the street; side setbacks are 5 ft. Clotheslines visible from public view are not allowed. No air-conditioning units on the ground in front or attached to front walls/windows.
- Signs & antennas: Only one security system sign (≤1 sq ft), one for-sale or for-rent sign (≤15 sq ft), and builder signs during construction are permitted. Antennas (including for radio/TV) must be in the attic unless approved otherwise; satellite dishes may be allowed.
- What this document doesn't cover: The covenants do not mention HOA dues, assessments, management, insurance, leasing restrictions or lease terms, age restrictions, or rental caps. They do not create a homeowner association or provide for common areas or amenities.
