Merritt Hill Addition is a single-family residential subdivision in River Oaks, TX. This document is an amendment to the community's Declaration of Covenants, Conditions, and Restrictions, modifying only two specific rules: the types of buildings allowed and fence/hedge placement. It does not contain the full set of governing rules.
- Type of buildings permitted: Only one single-family dwelling not exceeding two stories in height, with a private garage for up to 2 cars and accessory buildings, is allowed per lot. No house trailers, manufactured homes, barns, or similar structures are permitted.
- Fences, walls, hedges, and utility meters: No fence, wall, hedge, or utility meter may be placed within 20 feet of the street. Between the 20-foot setback and the 50-foot residence setback, these features cannot exceed 3 feet in height. However, fences that do not obstruct more than 40% of vision (e.g., wrought iron) may be allowed at greater height and location if approved by the governing body.
