Stoneridge Homeowners' Association is a single-family home subdivision in Southlake, TX, governed by deed restrictions recorded in 1972. These rules apply to all lot owners and cover land use, construction, and property maintenance. The restrictions run with the land and are enforceable by any owner.
- Land use & buildings: Lots may be used only for residential purposes. Only one detached single-family dwelling (max two stories), a private garage, and a servant's house are permitted. No temporary structures, mobile homes, trailers, or outbuildings may be used as residences.
- Minimum building size & lot coverage: Ground floor area must be at least 1,100 sq ft for one-story homes, 900 sq ft for one-and-a-half-story, and overall at least 1,250 sq ft for two-story homes (excluding open porches and garages). Total building coverage cannot exceed 35% of the lot area. Driveways must accommodate two cars; garages or carports must hold 1–3 cars.
- Setbacks & easements: Buildings must meet front and side setback lines shown on the recorded plat. Easements for utilities and drainage are reserved as shown on the plat.
- Architectural review: No building, fence, wall, or exterior alteration may be started without written approval from a 3+ member architectural committee. The committee reviews plans for harmony of design and location; if no decision within 30 days, approval is deemed given.
- Vehicle & boat parking: Trucks over 3/4 ton cannot park on streets, driveways, or lots overnight. No vehicles transporting flammable/explosive cargo may be kept in the subdivision. Boats and watercraft may be stored only if completely housed within an approved structure.
- Pets & animals: No livestock or poultry. Dogs, cats, or other household pets are allowed but not for commercial purposes.
- Signs: Only one professional sign (max 1 sq ft) or a sale/rent sign (max 5 sq ft) may be displayed. Builder signs allowed during construction.
- Nuisances & waste: No noxious or offensive activity. Rubbish and garbage must be kept in sanitary containers. Trash receptacles must be housed and screened per architectural committee specifications.
