Morgan Farms Subdivision is a standard single-family home community in Grayson County, Texas. These restrictive covenants bind all lot owners for 25 years (renewing every 10 years) and cover residential use, minimum home size, construction materials, architectural review, and property maintenance.
- Residential use only: All lots must be used for residential purposes only; no commercial or noxious trades are allowed on any tract.
- Minimum home size & construction: Single-family residences must have at least 1,800 square feet of living area and be at least 70% masonry construction (brick, stone, or stucco). Mobile homes, prefabricated, modular, and manufactured homes are permanently prohibited.
- Architectural review: All new construction, outbuildings, fences, and exterior alterations require prior approval from the Architectural Committee (amended to be Paul Strunc as sole member). Owners must demonstrate professional construction ability.
- Pets & animals: No more than one large animal (horse or cattle) per acre is allowed; dogs, cats, and customary household pets are permitted. Fowl and swine are prohibited, and no animals may be kept for commercial purposes.
- Landscaping & maintenance: Grass must be mowed to 10 inches or less. No clotheslines unless screened from view. No open storage of construction materials, salvage, inoperable vehicles, or boats. Trash containers must not be visible from the front of the residence.
- Parking & vehicles: No front-entry garages (garage doors facing the street). Boats, trailers, RVs, and utility vehicles must be stored in an enclosed building or under a permanent roof.
- Signs: Only one property name sign or a single for-sale sign (max 6 square feet) is allowed on any lot.
- Utilities & infrastructure: All utility services (including to outbuildings) must be installed underground. No above-ground propane tanks unless screened or buried. Driveways must be constructed of concrete or asphalt.
