Moss Farms is a single-family home subdivision in Southlake, TX, governed by a homeowners association (HOA). These rules apply to all lot owners and residents, covering use, construction, and maintenance standards.
- Lot & dwelling minimums: Each lot must be at least 43,560 sq ft. Dwellings must contain at least 4,500 sq ft of enclosed living space (excluding porches, garages, etc.) and cannot exceed two stories.
- Use & occupancy: Lots are for single-family residential use only, with an attached private garage for up to 5 cars. No mobile homes, travel trailers, or recreational vehicles may be used as residences. Hunting, firearms discharge, and open fires (except in contained barbecue units) are prohibited.
- Rentals: Leases must have a minimum term of one year. Nothing else restricts rentals.
- Pets: No more than two domestic pets per lot. Animals deemed dangerous by the city are prohibited. Pets must be kept on a leash when off the owner's lot, and kennels or breeding operations are not allowed.
- Architectural review: All improvements, alterations, and exterior changes (including landscaping, fences, paint, roofing, and signs) require prior written approval from the Architectural Committee. Plans and specifications must be submitted; approval is deemed if no response within 30 days. Variances may be granted.
- Parking & vehicles: No commercial vehicles larger than a standard 3/4-ton pickup truck may be parked on streets. Trailers, campers, boats, and similar items must be stored in enclosed structures. Recreational vehicles may park on a lot for a maximum of 24 hours every 30 days. Street parking is prohibited for such vehicles.
- Fencing: Fences must be 6 ft high. Front and side yard fences must be wrought iron or decorative metal; back yard fences must also be wrought iron or decorative metal. All fences require Architectural Committee approval.
- Assessments: Annual regular assessments start at $3,000 per lot per year, paid in full. Increases are capped at 25% per year. Special assessments require majority vote of members. Unpaid assessments accrue 10% annual interest and become a lien on the property.
