This is a set of restrictive covenants for Hidden Creek Estates, a single-family residential subdivision in Arlington, Texas. It binds all property owners in the addition and is enforced by the owners or the Architectural Control Committee.
- Residential use & lot restrictions: All lots are for single-family residential use only. No lot may be replatted to create more lots, and no structure other than one single-family dwelling (plus approved outbuildings) is allowed.
- Minimum home size & construction standards: Every main dwelling must have at least 2,200 square feet of living space (excluding garages, porches, etc.). Construction must meet Arlington's building code, and homes must be completed within 12 months of starting construction.
- Architectural review: All construction, alterations, and fences must be approved in writing by the Architectural Control Committee. The committee reviews plans for harmony with existing structures and topography. If it doesn't act within 30 days of submission, approval is deemed given.
- Fences & outbuildings: Chain-link fences are prohibited; fences must be wood or masonry and no higher than 6 feet. Detached garages, servant quarters, and outbuildings must be at least 3 feet from side and rear property lines.
- Roofing & exterior materials: Roofs must use approved materials (e.g., No. 1 shingle, copper, slate, tile, concrete tile, or 340-pound tar and gravel) and have a minimum pitch of 7:12 unless approved otherwise. Exteriors must follow city standards, with at least 50% of the lower floor in masonry for one-and-a-half and two-story homes.
- Parking & vehicles: Boats, trailers, and recreational vehicles must be shielded from streets. Trucks over one ton and vehicles with painted advertisements cannot park overnight in the subdivision. Vehicles carrying flammable or explosive cargo are not allowed.
- Pets & livestock: No animals, livestock, or poultry may be raised or bred for commercial purposes. Household pets (dogs, cats, etc.) are allowed as long as they aren't unreasonably noisy or odor-causing.
- Signs, antennas & maintenance: Signs are prohibited except for a single 'for sale' sign no larger than 2x3 feet. Antennas are limited to AM/FM radio and UHF/VHF TV, and cannot rise more than 10 feet above the roof without approval. Grass and weeds must be kept mowed, and no trash or noxious activities are allowed.
