This document is a fine and enforcement policy for the Venetian Laguna Azure Homeowners Association (Weston, TX), an HOA. It does not contain the full CC&Rs but instead governs how the association issues notices, conducts hearings, and levies fines for rule violations.
- Fine schedule & amounts: First fine notice: $100, second: $100–$200, third: $205–$300 (amount depends on nature, severity, and recurrence). After third notice, fines increase by $50 per week until the violation is cured, up to a maximum of $1,000.
- Curable vs. non-curable violations: Non-curable violations include shooting fireworks, threats to health/safety, noise violations not ongoing, property damage (including landscape alteration), and holding garage sales or other events prohibited by governing documents. Curable violations generally include matters like a dog barking.
- Notice & hearing rights: At least one notice (5 days unless emergency or non-curable) is given before a fine. Owners may request a hearing before a board-appointed committee or the board itself. The association must follow Texas Property Code Sections 209.006 and 209.007.
