Flag Policy Authorization: Article XVIII Property Use Section 4 of the neighborhood’s Bylaws provides that “Members shall be permitted to display flags of the United States, Texas, or a military branch. Flags must be displayed in accordance with the United States and Texas flag codes.”

Policy: The Architectural Control Committee (ACC), with the approval of the Quail Ridge II Homeowners Association Board, implements these policies to clarify and further expand the policies and exceptions outlined in Article XVIII Section 4 of the Bylaws.

Flags: Members shall be permitted to display flags of the United States, Texas, a military branch, a college or university, a seasonal flag, or a professional sports team. Flags for professional sports teams may only be displayed during the season for that sport. Flags must be displayed in accordance with the United States and Texas flag codes.

Flagpoles must be constructed of permanent, long-lasting materials, with a finish that is harmonious with the home and approved by the ACC before installation. One flagpole may be installed on each member’s property. The flagpole may not be more than 20 feet in height and must be maintained in good condition and must comply with all applicable zoning ordinance, easements, and setback requirements.

Flags must be maintained in good condition and may not be larger than 3 feet by 5 feet. At nighttime, the flag can be illuminated by a floodlight not stronger than 150 watts that points directly at the flag.

Yard Flags: Members shall be permitted to display up to 2 yard flags at any one time in their front yards. Yard flags can be no larger than 12 inches by 18 inches. Yard flags must be maintained in good condition.

Enforcement: Members displaying violating flags or otherwise violating this policy will be notified by the ACC and/or HOA Board for immediate compliance. The Lot owner will have no action against the ACC, the Board, the Homeowners Association (HOA) or any individual acting on their behalf.
