- Garage sales: One neighborhood-wide garage sale per calendar year is permitted. At least five homeowners must participate, and hours are typically 8 a.m. to 3 p.m. on a Saturday. Gates remain open during the sale. Participants may post one sign per residence, max 2 sq ft, during sale days only.
- Assessments & payment plans: Annual assessments are levied per lot. If you can't pay on time, you may request a payment plan (up to 3 equal monthly installments) within 10 business days of the assessment notice, provided you haven't defaulted on a plan in the last 2 years.
- Board elections & meetings: The board president and directors are elected by members at the annual meeting. Terms are at least 2 years, with staggered elections so no more than two director seats are up for election at once. Board meetings are open to members; notice must be posted on the website and emailed at least 72 hours in advance.
- Resale certificates: A resale certificate is available for $100 (fee paid before processing). It must be requested by the owner, buyer, agent, or title company; if the buyer requests it, a copy of the signed contract is required.
