North Ridge Estates is a single-family residential subdivision in Tarrant County, Texas, governed by Private Land Use Regulations (restrictive covenants) that bind all lot owners. These regulations are enforced by other owners, not by a homeowners association, and focus on maintaining a uniform, rural-residential character with minimum home sizes, architectural standards, and livestock allowances.
- Land use & commercial activity: Each lot may be used only for a single-family dwelling occupied by one family. No commercial activity (including advertising) is allowed without prior Committee approval.
- Animals & livestock: Swine and poultry are prohibited. Horses, cows, sheep, or goats are allowed for non-commercial purposes, limited to an aggregate of 12 such animals per 2 acres of lot area. Dogs and cats are permitted but must be leashed and vaccinated.
- Construction timeline & temporary facilities: Primary residential construction must be completed within 12 months of setting foundation forms. The owner or contractor may maintain temporary sales offices, storage, and signs during construction, but they must be removed within 60 days after completion.
- Architectural review & minimum standards: All plans must be submitted to a 3-member Architectural Control Committee for approval. Exterior walls must be at least 60% masonry (excluding doors and windows). Minimum enclosed ground floor area: 2,000 sq ft for one-story, 1,500 sq ft for two-story (total at least 2,400 sq ft). No second-hand or used buildings may be moved onto the property.
- Setbacks & building placement: No building may be within 75 feet of any exterior property line (front setback). Side setbacks must be at least 10% of the lot's average width. Detached outbuildings must be located on the rear 3/4 of the lot.
- Fencing & exterior structures: Fences or perimeter walls may not exceed 8 feet in height and must be made of steel pipe, cable, galvanized chain link, wooden stockade, brick, stucco, or concrete. Barbed wire, chicken mesh, and hog wire are prohibited.
- Parking, vehicles & storage: All vehicles must be inspected and licensed; inoperative vehicles or machinery are not allowed. Each dwelling must have a garage for at least two cars (no carports). Driveways must be gravel, blacktop, or concrete. No above-ground swimming pools, no window/wall AC units visible from the street, and no outdoor toilets.
