Anthem Parkside at Merrill Ranch is a master-planned single-family community in Florence, Arizona governed by design guidelines that control exterior modifications. The Design Review Committee (DRC) must approve nearly all changes to homes and landscaping — this document sets aesthetic and practical standards for those approvals. This is a design guidelines document only and does not cover fees, governance, pet policies, or rental restrictions.
- What modifications require DRC approval: All exterior alterations, additions, renovations, landscaping, walls, fences, patios, and most ancillary structures require written DRC approval before construction begins. Approved projects must be completed within 180 days unless the DRC grants an extension.
- Architectural character: New additions and modifications must match the original home's style, detailing, materials, and color. Additions cannot exceed the original roofline, must stay within original setback lines, and materials must match those used by the original builder in color and composition.
- Landscaping requirements: Front yards must be landscaped within 90 days of purchase, rear yards within 120 days, using only approved plants from the community palette. Minimum planting requirements vary by lot size (40'×115' to 70'×120') and include specific numbers of trees, shrubs, ground cover, and accent plants. All landscaping must use automatic underground irrigation.
- Pools & spas: Pools and spas are allowed with prior DRC approval and must comply with town/county setbacks (3 feet from perimeter fences). Above-ground pools are prohibited; above-ground spas must stay within the side footprint of the house. Equipment screening must match the house color and be a minimum of one foot higher than the equipment, with a 5-foot maximum height.
- Walls, fences & courtyards: No changes to existing perimeter walls/fences are allowed. Front courtyard walls are limited to 4 feet; any wall over 2 feet within setbacks must have been originally installed by the builder. Courtyard gates and privacy panels (rear patios only) require DRC approval of color and design.
- Patio covers, solar, satellite, and ancillary structures: Patio covers cannot exceed 10 feet from the house rear and must match existing architecture. Roof-mounted solar equipment is generally prohibited unless a court order requires it; if approved, screening must minimize street/neighbor visibility. Satellite dishes up to 39 inches are permitted under OTARD regulations if ground-mounted 15 feet from the front corner and screened with landscaping from the approved plant list.
- Signage restrictions: One real estate sign is allowed (36 inches max height, 18 inches from sidewalk). No signs in windows, on fences, or courtyard walls. 'For Sale' signs must be removed within 7 days of closing. Limited exceptions include 'no soliciting' signs (1 foot max height) and security alarm signs (2 feet max for ground-mounted, 16 square inches for window-mounted).
