What Centennial Ranches's governing documents say
Centennial Ranches is a single-family home HOA in Aguila, AZ, consisting of large rural parcels (minimum 10 acres after subdivision). These CC&Rs govern the use, maintenance, and development of the lots and apply to all owners, residents, and their guests. The association manages roads, utilities, and irrigation water (Unit II) and can levy annual and special assessments.
- What you own & maintain: You own your parcel (minimum 10 acres if subdivided) and are responsible for maintaining all improvements, keeping them neat and in good repair. The association maintains roads, common facilities, and (in Unit II) irrigation water systems.
- Assessments & dues: Annual assessments are set each December and due by February 28, with 18% annual interest if late. Special assessments may be levied by board majority. Assessments are a lien on the property; unpaid amounts can lead to foreclosure and loss of voting rights.
- Architectural review: All new construction, alterations, fences, and other improvements must be approved by the Architectural Control Committee before starting. Plans must be submitted at least 30 days in advance. The committee reviews design, materials, and location.
- Setbacks & building restrictions: No building (except fences under 4 feet) may be placed within 75 feet of any roadway or public access easement or within 50 feet of any property line. Fences crossing vehicular easements need cattle guards; horse/pedestrian easements need a gate passable by a mounted rider.
- Animals: Horses, livestock, fowl, poultry, and domestic pets are allowed in reasonable numbers. Livestock must be fenced on your own parcel. No hogs, pigs, goats, or sheep within 100 feet of neighboring parcels or roads. No more than 50 chickens/poultry within 200 feet of neighboring parcels or roads.
- Temporary structures & uses: No trailer, motor home, tent, camper, shack, or temporary building may be lived in or used for longer than 6 months, except for mobile/manufactured homes that comply with county regulations.
- Prohibited uses: No heavy commercial industry, construction yards, wrecking yards, or storage outside enclosed buildings. No noxious odors, nuisances, or accumulation of trash/derelict vehicles. Outside fires must be confined and attended. Firearm use must not endanger people, animals, or property.
- Leasing & rentals: The document does not impose a minimum lease term or restrict leasing; however, any lease must comply with all CC&R provisions including animal containment, maintenance, and noise restrictions.
