- Pets: No dogs, cats, or any other animals, birds, fowl, reptiles, fish, poultry, or livestock may be kept in any unit or on any other portion of the condominium.
- Architectural Review: All changes to limited common area (everything outside the unit doors) require written architectural approval. This includes exterior lighting, flags, garage doors, patio enclosures, sunshades, satellite dishes, security doors, video doorbells, and more.
- Parking & vehicles: Vehicles must be parked in the garage; overnight street parking is not permitted. Guests may park in the driveway for up to 7 days, after which a parking variance is needed. Motor homes, trailers, boats, and golf carts may not be parked on lots or common areas without board approval.
- Leasing & rentals: Rentals must be for the entire unit for a minimum of 30 days. Owners must complete a Rental Form, provide a copy of the policy manual to renters, and are responsible for all renter behavior and fines.
- Billing & Assessments: Monthly fees are due on the first business day of the month; late after the 10th. A 10% late fee and $10 rebill fee are charged after the 15th. The association can file liens and pursue collection for delinquent accounts.
- Fines & Enforcement: The fine policy provides written warnings with 14-day compliance periods: first and second notices have no fine, third notice $50, fourth notice $75, and continuing violations $75 every 14 days. Owners have a 21-day right to appeal via certified mail.
- Sub-Association Structure: This condominium association is a sub-association within the Sunland Springs Village master community. The master HOA has its own facilities, services, and billing, and must be contacted separately for master association matters.
