What Signal Butte Shadows's governing documents say
Signal Butte Shadows is a single-family home subdivision in Phoenix, AZ, with strict architectural and landscaping guidelines. This document is an amendment to the community's CC&Rs, not the full rulebook. It applies to Lot owners (Lots 1-4) and adds detailed requirements for fencing, minimum home sizes, and landscaping.
- Architectural design & landscaping: All homes must follow a southwestern/native desert theme. Landscaping plans require approval by the Architectural Control Committee; lawns are limited to 1,500 sq ft in the front. Non-native plants are allowed only in enclosed, attached areas. Trees must be native or non-native trees no taller than 40 ft; all trees are strongly encouraged to be native.
- Fences & walls: Perimeter fences must be 6 ft high masonry block, painted in an earth tone, and approved by the Architectural Control Committee. Shared side fences on property lines cost shared equally between neighbors. RV storage areas require masonry walls at least 6 ft high (or 2 ft higher than the RV/boat, max 10 ft), aligned with the driveway, and matching the house architectural design. Perimeter walls must be built within 60 days of home completion.
- Minimum home size: Single-story homes must have at least 3,000 sq ft of livable ground floor area (excluding open porches, pergolas, garages). Two-story homes need a minimum 2,500 sq ft ground floor and total livable area of at least 3,000 sq ft. Maximum building height is 30 ft.
- Prohibited homes: No mobile homes, manufactured homes, or prefabricated homes are allowed. Guest houses are permitted but must match the main house in construction and architectural design.
- Plot plan & lot coverage: The building envelope may not exceed 50% of the lot. Exterior permanent additions (patios, pools, guest houses) may not exceed 5% of the lot. Corrals and outbuildings are not considered permanent for this rule and may be up to 2,000 sq ft with Architectural Control Committee approval.
- Architectural Control Committee: A committee of three lot owners, elected by lot owners, must approve all improvements and plans by majority vote. All designs must reflect a southwestern theme and incorporate the natural surroundings.
- RV & boat storage: RV storage areas must be enclosed with masonry walls. The wall height must be at least 2 ft higher than the RV or boat, not to exceed 10 ft. RV gates are allowed within the perimeter wall but must match other gates in construction, materials, and color, with committee approval.
- Association & assessments: Roadway assessments apply only to Lots 1-4. The Signal Butte Shadows Property Association works jointly with the Tierra Rica Property Association; funds and assessments may be combined for common improvements and maintenance.
