- What you own & maintain: You own the interior of your unit, including interior partitions and fixtures serving only your unit. The association maintains all common elements, perimeter building walls, and limited common elements (like parking spaces) except where the unit owner is responsible. You must maintain your unit's interior and limited common elements allocated to you.
- Leasing & rentals: Leases must be in writing and subject to the declaration and rules. At least 10 days before the lease starts, the owner must provide the association with lease dates, lessee names, owner contact info, and emergency contact. The owner is liable for any violations by the lessee or their guests.
- Use & occupancy restrictions: Units may be used only as residences. No nuisance, offensive activity, or unlawful use is allowed. No exterior speakers, horns, or sound devices without board approval. Window coverings visible from outside require board approval.
