Phoenix Skyline West Two is a standard single-family home subdivision in Buckeye, AZ, governed by the Restated and Amended Declaration of Covenants, Conditions, and Restrictions (CC&Rs). These rules bind all lot owners and are designed to maintain a first-class residential desert community.
- Residential use only: Each lot may have only one detached single-family dwelling, plus a private garage (up to 4 vehicles) and guest/servant quarters (max 1,200 sq ft, three rooms, one bath). No modular, mobile, or pre-manufactured homes are allowed.
- Building size & height: The ground floor area of the main dwelling must be at least 2,000 sq ft (excluding porches, garages, etc.). Structures may not exceed one story (except a garage for a travel trailer/motor home, which can be up to 18 ft tall).
- Desert landscaping & natural preservation: At least 25% of each lot must remain in undisturbed natural state (unfenced) for wildlife movement. Desert growth should not be destroyed except for approved construction. Landscaping must be completed within 90 days of first occupancy.
- Pets & animals: No livestock or poultry. Up to six ordinary household pets are allowed (not bred). Animals must be confined or leashed to prevent reaching lot boundaries.
- Vehicles & parking: Motor homes and travel trailers must be parked within a fenced area; they need not be screened above a 6-ft fence. Construction machinery is prohibited except for ordinary maintenance. No noisy mufflers or cutouts.
- Signs & flags: No signs visible from neighboring property except a single "For Sale" sign (max 4 sq ft per side) or address signs. Flags and flag poles are allowed (no height limit given for poles).
- Antennas & equipment: No outdoor antennas or similar devices unless they are ground-mounted (or roof-attached extending no more than 8 ft above roof), weigh under 30 lbs, and are screened from view. Roof-mounted AC/heating units are prohibited on sloped roofs.
