What The Village @ Ironwood Town Homes's governing documents say
The Village @ Ironwood Town Homes is a townhome (attached home) community in Casa Grande, AZ governed by a homeowners association (HOA). Each owner owns their unit and shares ownership of common areas. The CC&Rs set rules for use, appearance, maintenance, assessments, and rentals that apply to all owners, residents, and guests.
- Residential use: Units must be used exclusively as a single-family residence. Home businesses are allowed only if not detectable from outside, comply with zoning, and do not generate customer visits or nuisance. Leasing a unit is not considered a business.
- Pets: No more than two household pets per unit (e.g., dogs, cats, parakeets). Dogs and cats must be leashed (max 6 ft) when outside. Owners must pick up after pets; fines of $50 per incident apply after a written warning.
- Leasing & rentals: All leases must be in writing, approved by the HOA (or declarant during declarant control), and for a term of at least 90 days. Subleasing is prohibited. Owners must provide the HOA with a copy of the lease, tenant names, and emergency contact info. Owners are responsible for tenant violations of the rules.
- Parking & vehicles: Parking is limited to designated spaces and driveways. No boats, RVs, trailers, campers, semi trucks, or inoperable vehicles may be parked or stored on the property. No vehicle repairs except emergencies. The HOA may tow unauthorized vehicles at the owner's expense.
- Assessments: Owners pay annual assessments (capped at 10% increase per year without majority vote), monthly utilities assessments for water/sewer/trash, and special assessments for capital improvements or violations. Late payments incur a $20 late fee and 10% annual interest. Nonpayment can lead to a lien and foreclosure.
- Maintenance responsibilities: The HOA maintains the common area (including building exteriors, walkways, parking areas, and landscaping). Owners are responsible for the interior of their unit, including walls, floors, windows (glass), and patio/balcony floor surfaces.
- Common area rules: The common area (with picnic, barbecue, and swimming pool) is open from 9:00 AM to 9:00 PM. Guests must be accompanied by residents. Users must clean up after themselves and keep noise reasonable. The HOA may suspend pool/bbq access for rule violations or unpaid assessments.
- Architectural & appearance rules: Exterior changes (including antennas, satellite dishes, window covers, and any structures) require prior written HOA approval. Clotheslines, basketball goals, and rooftop AC units are prohibited. Trash must be kept in approved enclosures. Signs are not allowed except as required by law.
