What Wildflower V's governing documents say
Wildflower V is a single-family home subdivision in Casa Grande, AZ, governed by a Declaration of Restrictions that creates an HOA with an Architectural Review Committee (ARC). The rules bind all lot owners and cover exterior appearance, use of property, and common area maintenance. This is the primary governing document for the community.
- Use restrictions: Lots may be used only for single-family residential purposes. Commercial activities are prohibited, and no oil/gas/mineral operations are allowed.
- Architectural review: Almost all exterior changes—including landscaping, paint, fences, window coverings, solar panels, pools, and additions—require prior written approval from the ARC. Plans must be submitted, and failure to respond within 30 days is deemed approval. The ARC can require a security deposit (e.g., $150 for pools).
- Pets: Domestic dogs and cats are allowed with ARC approval. Dogs must be leashed on streets and common areas; owners must use scoopers. Commercial breeding is prohibited. Other animals require prior written approval.
- Parking & vehicles: Maximum of 4 vehicles per lot (2 in garage/carport, 2 in driveway). On-street parking is for guests only and temporary overnight. No tractor-trailers, motor homes, or commercial vehicles (except one camping trailer or boat trailer if stored behind a masonry wall). ARC may tow violators.
- Landscaping: Front yards must be landscaped within 90 days of close of escrow, back yards within 180 days. Must include at least 20% grass and one 15-gallon tree. Artificial turf requires ARC approval. Rock/gravel must be earth-toned. Hanging planters visible from street need ARC approval.
- Storage & structures: No exterior storage visible from street or above a masonry wall without ARC approval. One camping trailer or boat trailer allowed behind a masonry wall. No chain-link fences in front; front fences max 2.5 feet. Minimum dwelling square footage: 900 sq ft ground floor.
- Signs & antennas: No exterior antennas or satellite dishes without ARC approval. Signs are prohibited except standard 'for sale' or 'for rent' signs conforming to ARC rules. One US or Arizona flag may be flown from a standard 12-foot flagpole.
- Term & enforcement: These covenants run with the land for 30 years from recording (August 2000), auto-renewing for successive 10-year periods unless majority of lot owners amend or revoke. ARC can enforce via injunction or legal action, and violators may be liable for attorney fees and costs.
