Every lot owner is automatically a member and must comply with extensive rules covering construction, landscaping, maintenance, and mandatory assessments enforced through liens and fines.
- What you own & maintain: You own your individual lot (minimum 20,000 sq ft) and single-family home; you maintain your lot's interior and improvements. The association maintains common areas, landscaping installed by the developer, and drainage/open space easements.
- Home construction requirements: Your home must be single-story (maximum 20 feet high) with at least 2,200 square feet of living space (excluding garage, guest house, outbuildings). Pets are limited to commonly accepted household types (dogs, cats, birds, fish) in reasonable numbers, restrained at all times, with no waste in common areas. The association determines what qualifies and what is reasonable.
- Mandatory assessments & liens: All owners pay regular assessments (amount set by the board) and may face special assessments for repairs caused by owner negligence or capital improvements. Unpaid assessments create a lien on your lot and become a personal debt; the association can sue or foreclose. Default interest is the greater of 1% above prime rate or 18% annually.
- Rule violations & fines: The association can impose fines for violating association rules; if unpaid within 10 days, fines become a lien on your lot.
