Villas at Rancho Manana is a timeshare resort in Phoenix, Arizona where you purchase a fractional ownership interest—the right to use a resort unit for approximately one week per year (or every other year, depending on your interest type). This is vacation use only, not a primary residence. The Timeshare Owners' Association manages the property and common areas on behalf of all interval owners.
- What you own: You own an 'Interval Interest'—either an Annual interest (1/52 of a unit; one week per year) or Biennial interest (1/104 of a unit; one week every other year). Your interest can be 'Floating' (you reserve any available week each year) or 'Fixed' (the same week every year). You can purchase a full unit or a partial interest in just the One Bedroom Suite or Studio Suite.
- How to reserve & use your week: You reserve your week through the Association's first-come, first-served reservation system (unless your interest is Fixed to a specific week). You may occupy only during your reserved Use Period and must vacate and clean the unit at check-out. You can allow family, guests, or renters to use the unit during your week, but remain responsible for their conduct.
- Vacation use only; no permanent residency: Your unit is for resort or vacation use only—not a primary residence. You cannot make any alterations, repairs, refinish surfaces, or change Common Furnishings without written Association consent. Pets are not allowed except as Rules & Regulations permit.
- Renting your week to generate income: You may rent your reserved week to the public and keep the rental revenue. If you don't reserve a week, the Association may rent it; whether revenue goes to the Association or the Declarant depends on timing and conditions defined in the Declaration.
- Holdover (failing to vacate on time): If you remain in the unit past your check-out time, you will be charged a minimum $200 per day administrative fee plus the full cost of alternate accommodations for the incoming owner. The Association may place a lien on your Interval Interest to enforce payment.
- Assessments & suspension for non-payment: You must pay Basic Assessments (common area maintenance), Special Assessments (if needed), and Personal Expenses (individual unit costs). Failure to pay suspends your right to occupy and use the property.
- Mortgaging or selling your interest: You may mortgage your entire Interval Interest or sell/transfer it in full. Partial transfers are not permitted. Any mortgage is subordinate to this Declaration; a new owner takes over any Association funds held for the prior owner.
