This includes buildings, fences, HVAC units, solar panels, antennas, and satellite dishes. Antennas/satellite dishes must comply with specific placement and screening rules under federal regulations.
- Assessments & fees: Annual assessments are levied per lot, with a maximum initial assessment of $100 until the first lot sale, then automatically increases by up to 5% or CPI, with a 20% cap per year. Special assessments require 2/3 member vote. Late payments incur 10% interest or $15 late fee. A transfer fee (set by the Board) and a one-time reserve contribution of 2 months' assessments apply to first purchasers.
