The association manages the property, maintains the common areas, and carries master insurance, funded by monthly assessments. This document is the governing declaration for all unit owners.
- What you own & maintain: You own the interior space of your unit (walls, floors, ceiling, fixtures serving only that unit). The association maintains all common elements: land, roofs, structural components, shared systems, parking areas, landscaping, and recreational facilities. Each unit has an undivided 1/42nd interest in the common elements.
- Assessments & fees: Monthly common expenses are assessed per unit (1/42nd of total). Initial maximum monthly payment is $100, adjusted annually by the Consumer Price Index.
