The association maintains common elements and enforces rules; you pay monthly assessments to cover shared expenses. This document is the full governing rulebook for owners, buyers, and renters.
- Use & occupancy: Units are for single-family residential use only. A business may be conducted inside a unit if it is not detectable by sight, sound, or smell from outside, does not involve visitors coming to the unit, and does not conflict with residential character.
- Pets: Only a reasonable number of house pets (no commercial breeding) allowed. Dogs must be on a leash no longer than 6 feet outside the unit. Owners must immediately remove pet droppings from common areas. No pet structures visible from outside. The board may restrict pet size, number, and areas.
- Leasing & rentals: You may only lease the entire unit (not a room). Leases must be in writing and must state that the lease is subject to the condo documents. You must notify the association of the lease start/end dates and occupant names.
- Parking & vehicles: No commercial vehicles, boats, RVs, or trailers may be parked on the property except in your allocated garage or parking space. Family vehicles (e.g., cars, small pickups) may park in designated unassigned areas. Garage doors must stay closed except when entering/exiting.
- Signs & antennas: No signs or antennas visible from outside the unit without prior Architectural Committee approval. A small name/address sign (max 6x12 inches) on the unit door is allowed. For-sale/for-rent signs require committee approval.
- Architectural review: Structural additions, alterations, or improvements inside the unit need Architectural Committee approval and a structural engineer's certification. Any exterior change (e.g., window coverings, paint, landscaping) also requires committee approval.
- Assessments & fees: All owners pay common expense assessments calculated annually. The initial maximum was $225 per unit per year, with automatic increases up to 10% or the CPI each year. Larger increases or special assessments require a 2/3 vote of owners. Late payments accrue 12% annual interest plus possible late fees.
