What Corte Reseda's governing documents say
Corte Reseda is a single-family home HOA in Chandler, AZ. Owners own their lot and house, and the association maintains common areas (tracts) and front yard landscaping. The rules apply to all owners, residents, and tenants.
- Architectural review: All exterior changes (construction, modification, even painting) must be approved by the Design Review Committee. Approval is based on aesthetic harmony; decisions are final. The committee may charge a fee and require a compliance deposit. No approval needed for interior work that doesn't affect exterior appearance.
- Use restrictions: residential only: Lots are for residential use only. Home-based businesses are allowed if not visible/smellable from outside, no customer visits, no employees who aren't residents, and no extra traffic.
- Animals & pets: Only dogs, cats, and small household birds allowed as pets; no commercial breeding. The Board decides what number is 'reasonable'. Dogs must be leashed (max 6 feet) when off the lot and feces must be removed. The Board can ban pets that bite or are a nuisance.
- Parking & vehicles: No commercial vehicles, boats, RVs, trailers, or inoperable vehicles visible from neighboring property. Motor vehicles must be parked in the garage first, then driveway; street parking only if no space in garage/driveway. No parking on common area except Tract A. Repairs visible from neighbors are prohibited.
- Leasing & rentals: Leases must be in writing for an initial term of at least one month. The owner must provide tenant info to the association at least 10 days before occupancy, and the owner is liable for tenant violations. No subleasing or assigning leases.
- Signs & antennas: No signs visible from neighboring property without committee approval (except developer/association signs). Antennas/satellite dishes require committee approval unless federal law preempts; even then must follow design guidelines.
- Assessments: All owners (except declarant) must pay regular assessments set by the board based on an annual budget. Special assessments require 2/3 member vote and declarant approval if declarant still owns lots. Delinquent assessments can lead to suspension of common area use and voting rights.
