You own your individual lot; the association maintains common areas and enforces design and use rules through per-lot assessments and an Architectural Committee. All covenants are binding on you and your heirs and automatically renew indefinitely.
- What you own & maintain: You own your lot and its improvements; the association maintains common areas (streets, landscaping, walls, shared structures). You're responsible for maintaining your lot's exterior appearance in compliance with all association rules.
- Assessments & fees: Annual assessments start at $288.00 per lot and increase annually by the Consumer Price Index or 10%, whichever is greater. Delinquent payments incur 12% annual interest plus a $5.00 penalty; the association can place a lien on your lot and foreclose.
- Residential use only: All lots are restricted to single-family residential use—no businesses or commercial activities allowed. You may lease your lot to a single family, but must notify the association of the lessee's name and lease term.
- Architectural review & design approval: The Architectural Committee (3+ Board-appointed members) must pre-approve any exterior changes: improvements, landscaping, fencing, antennas, roof equipment, utility lines, and alterations to previously approved work. Committee decisions are final and non-appealable. All new buildings must be new construction—no relocated structures.
- Vehicles & equipment restrictions: No motor vehicles over 3/4-ton capacity, mobile homes, trailers, campers, or boats can be parked on your lot or visible from neighboring property. Exception: pickup trucks (≤3/4-ton) and mini-motor homes (≤7 feet tall, ≤18 feet long) are allowed if used regularly for transportation.
- Pets: A reasonable number of domestic house or yard pets are permitted, but cannot make unreasonable noise or become a nuisance. Structures for pet care cannot be visible from neighboring property; the Board decides disputes over what qualifies as a recognized house pet.
- Party walls & shared boundaries: Walls on lot dividing lines are party walls; repair and maintenance costs are shared equally between adjoining owners unless one owner's negligence or willful act caused the damage (in which case that owner pays all costs). Any modification requires written consent from both the adjoining owner and the Architectural Committee.
- Voting rights & amendment: Each lot owner has one vote; voting rights suspend if assessments are 15+ days overdue. Amendment to the covenants requires 90% member approval for the first 20 years, then 75% thereafter.
