Dobson Terrace is a standard single-family home subdivision in Chandler, AZ, governed by a homeowners' association (HOA). These covenants apply to all lot owners and aim to maintain a uniform residential character. The community is made up of detached single-family homes, each on its own lot, with common areas maintained by the association.
- Land use & building restrictions: Each lot is limited to one detached single-family dwelling, not to exceed two stories, with a minimum of 790 square feet of livable area (excluding garages, porches, etc.). No mobile homes, trailers, garage apartments, or commercial uses are allowed. Construction must be completed within one year of commencement.
- Architectural review: All exterior construction, alterations, and repainting require prior approval from the Architectural Control Committee (or later the Board of Directors). Plans must be submitted showing design, color, and location. The Committee can grant variances in writing.
- Parking & vehicles: Vehicles must be parked inside a garage or other approved enclosure unless they are passenger cars, vans, motorcycles, or pickup trucks (3/4 ton or less) that are in operating condition. No recreational vehicles, boats, trailers, or non-motorized vehicles may be stored in public view. Parking in driveways for more than one week without removal or garage storage is prohibited without Committee approval.
- Pets: Only a reasonable number of common household pets are allowed, subject to local zoning. All pets must be leashed when outside the owner's fenced lot. No animals may create a nuisance, and pet structures must not be visible from neighboring property.
- Signs: No signs are permitted in public view except traditional mailboxes, residential name plates (occupant name and address only), and signs approved by the Architectural Control Committee (e.g., for sale/rent signs). Builder signs are allowed during construction but must be removed upon completion.
- Assessments & fees: All owners must pay annual and special assessments to the HOA. The initial maximum annual assessment was $726 per lot, which can increase up to 10% each year without a membership vote. Special assessments may be levied for common area maintenance. Unpaid assessments accrue 18% annual interest and can become a lien on the property.
- Maintenance responsibilities: The association maintains front yard landscaping and common areas (tracts C, H, J, K, L). Owners must keep their lots clean, mow weeds, and store trash containers out of public view. Clothes drying visible from other lots is prohibited. The association may enter a lot to correct violations and charge the owner.
