What La Costa Espana's governing documents say
This is a partial document: the First Amendment to the Bylaws of La Costa Espana Homeowners Association (a single-family HOA in Tempe, AZ). It only changes the quorum rules for member meetings. It does not contain the full community rules, so readers should also consult the main Declaration and Bylaws for details on pets, rentals, maintenance, etc.
- Quorum for regular meetings: At least 10% of the total voting power (in person or by proxy) constitutes a quorum. Once a quorum is present, the meeting can continue even if enough members leave to fall below 10%.
- Quorum for reconvened meetings after adjournment for lack of quorum: If a meeting lacks a quorum, a majority of those present can adjourn to a new date (5 to 30 days later). The quorum for that reconvened meeting is only 5% of total voting power.
- What this document doesn't cover: This amendment does not address property use restrictions, pet limits, rental rules, maintenance obligations, architectural standards, or any other typical HOA covenants. Those rules are in the main Declaration and Bylaws, which are not included here.
