Maracay at Pecos is a single-family home HOA in Chandler, AZ. You own your lot and house; the association maintains common areas and enforces rules to protect property values. This document applies to all lot owners and residents.
- Residential use & occupancy: Lots are for single-family residential use only. 'Single Family' means up to 3 unrelated people living together, or any number of related individuals. Home businesses are allowed only if invisible from outside, no customer visits, and no nuisance.
- Leasing & rentals: Leases must be for the entire lot and residence, with a minimum term of 30 days. Owners must notify the board of any lease and provide tenant name, lease term, and owner's address.
- Pets: Only a reasonable number of common house or yard pets allowed, kept as domestic pets only. Pets must be leashed (max 6 ft) when off the owner's lot. Owners must clean up droppings immediately; pets may not be a nuisance.
- Architectural review: Any exterior alteration (including paint, sheds, landscaping, solar panels, basketball goals) requires prior written approval from the Architectural Committee. Applications are deemed approved if not acted on within 60 days. The committee may charge a processing fee.
- Parking & vehicles: No RVs, boats, trailers, or commercial vehicles may be parked visible from neighboring property, common areas, or streets. Only vehicles in operating condition may be parked in driveways. Pickup trucks under one ton with camper shells are exempt.
