- Land use & business: Lots are for single-family residential use only. Home-based businesses are allowed only if they are not detectable from outside, involve no customer visits, and comply with zoning. Leasing an entire home is not considered a business.

- Parking & vehicles: No recreational vehicles, boats, trailers, or vehicles over one ton may be parked so they are visible from neighboring property or common areas. Only vehicles in operating condition may be parked in driveways. Non-operating vehicles are allowed only if repairs are imminent.
- Pets: Only a reasonable number of common household pets (dogs, cats) are allowed. Pets must be leashed (max 6 feet) when off the owner's lot. Owners must clean up droppings. Animals causing a nuisance or excessive noise may be restricted by the board.
- Assessments & fees: Annual assessments are set by the board and can increase up to 20% per year without membership vote; a 67% vote of members present (with 10% quorum) is needed for larger increases. Late payments incur a fee of $25 per month or 10% of the delinquent amount (whichever is greater). Special assessments require a 2/3 vote of all members. Purchasers pay a working capital fee, initiation fee, and reserve contribution as set by the board.
- Property maintenance & nuisance: Owners must keep their lot and buildings in good repair. The board can give 14 days' notice to correct disrepair and may perform work at owner's expense if not done. Trash containers must be covered and only visible on collection days (24-hour window). No outdoor burning except barbecue grills. No nuisances (noise, odors) that interfere with neighbors.
- Common walls: For lots sharing a common wall (e.g., between yards), both owners have equal right to use the wall. Damage caused by one owner must be repaired at that owner's expense; damage from other causes is shared equally. Any modification to a common wall requires written consent of the adjoining owner.
