Little Ranch Estates is an irrigation association in Coolidge, AZ, formed to meet federal requirements for agricultural water from the Central Arizona Project. Membership is limited to 25 parcel owners who collectively produce at least $5,000 in gross annual agricultural sales. This association manages water delivery and billing for its members, not a standard homeowners association.
- Membership requirements: There can be no more than 25 members. All members together must produce $5,000 in gross annual sales of agricultural commodities or livestock. Each parcel has an equal responsibility toward that collective requirement.
- Irrigation payment & scheduling: Parcel owners pay for their individual monthly water usage. Water delivery is scheduled through the Central AZ Irrigation and Drainage District at least 24 hours in advance. No water is delivered to a parcel with unpaid bills.
- Association management: A board of at least three property owners is elected by majority of owners (in person or by proxy). One board member handles the association checking account, sales records, and annual submission to the Bureau of Reclamation verifying the $5,000 income requirement.
- Liability & binding effect: The association as a whole is liable for legal actions; no individual member or board member is held solely liable. The bylaws run with the land and bind all current and future parcel owners.
