Breckenridge Bay is a single-family home HOA in Gilbert, AZ, governed by recorded Covenants, Conditions & Restrictions (CC&Rs). All lots must be used exclusively for single-family residential purposes. The HOA maintains common areas and enforces uniform rules on architecture, parking, pets, and more.
- Single-family residential use: Each lot must be used only for single-family residential purposes. No commercial activity, trade, or gainful occupation is allowed. Leasing to a single family is permitted subject to all declaration provisions.
- Assessments & fees: Annual assessments initially capped at $600 per lot. The Board may increase annually by the CPI change without a vote; larger increases require 2/3 vote of each membership class. Special assessments for capital improvements also require 2/3 approval. Unpaid assessments bear 12% interest and create a lien on the lot.

- Animals: Only a reasonable number of generally recognized house or yard pets are allowed, kept as domestic pets only. No commercial breeding. Structures for animal care must not be visible from neighboring property. The Board determines what is reasonable.
- Leasing restrictions: Leasing of lots is permitted but subject to all declaration provisions. Section 11.8 further limits leasing to require prior written approval of first mortgagees if applicable.
- Signs & nuisances: No signs visible from public view without Board approval (except developer signs). No nuisances, exterior sound devices (except security), or outdoor clotheslines visible from neighboring property. Trash containers must be covered and not visible except during collection.
