Spinnaker Bay at Val Vista Lakes is a cluster residential subdivision within the larger Val Vista Lakes master planned community in Gilbert, AZ. This Tract Declaration supplements the master declaration and governs lot development, architectural review, assessments, and landscaping easements within this tract. Owners are subject to both this document and the master Val Vista Lakes Declaration.
- Community type & ownership: Spinnaker Bay is a cluster residential subdivision (Tract TH-39) within the Val Vista Lakes master planned community. Lots are individually owned, but common elements and master community governance are handled by the Val Vista Lakes Community Association.
- Architectural review: All improvements placed on any lot in Spinnaker Bay require written approval from the Val Vista Lakes Architectural Committee.
- Subdivision & plat approval: Any subdivision plat or additional deed restrictions for this tract must be approved by the Board of Directors of the Val Vista Lakes Community Association.
