King's Court at Val Vista Lakes is a townhome (attached) single-family community in Gilbert, AZ, governed by a homeowners association (HOA). This Declaration of Covenants, Conditions and Restrictions (CCRs) binds all lot owners and sets rules for property use, maintenance, and assessments. The community is part of the larger Val Vista Lakes master-planned development, and exterior changes must also be approved by that master architectural committee.
- Party walls: Walls on property boundaries are shared party walls. Adjoining owners share repair costs proportionally to use, and must rebuild jointly after damage unless caused by one owner. Any modification requires written consent from the adjoining owner and the Architectural Committee.
- Assessments & fees: Annual assessments start at $960 per lot (as of 2003) and can increase each year by the CPI change or 10%, whichever is greater. Supplemental and special assessments (for capital improvements) require a two-thirds vote of members. Unpaid assessments accrue 12% annual interest and become a lien on the lot.

No boats, trailers, campers, or vehicles over 3/4-ton may be visible from neighboring property, except for pickup trucks with camper shells and mini-motor homes under 7 ft tall and 18 ft long used for basic transportation.
- Pets: Only a reasonable number of common household pets (dogs, cats, etc.) are allowed, kept solely as domestic pets and not for commercial purposes. Animal structures must not be visible from neighboring property. The board may determine reasonableness upon request.
- Leasing & rentals: Lot owners may lease to a single family, but must promptly notify the association of the lease term and tenant's name. No minimum lease term is specified in this document. The tenant and owner must comply with all rules.
- Use restrictions: Lots may only be used for single-family residential purposes. No home businesses, signs (except for sale/lease signs as allowed), antennas, outdoor clotheslines, or nuisance activities. Trash containers must be covered and not visible except during collection. No temporary structures or trailers used as residences.
- Enforcement & penalties: The association or any owner may enforce the CCRs through legal action. Violations are considered nuisances. The association can suspend voting rights and common area use for up to 60 days per infraction (or longer if unpaid assessments). It may also record liens and foreclose for unpaid assessments.
