- What this document covers: It transfers ownership of Tracts A-F (the common areas of this subdivision) to the master association and requires all lot owners in this 42-lot parcel to pay proportional assessments for the association's maintenance, landscaping, repair, insurance, and other costs for those tracts.
- Assessments for common area maintenance: Annual assessments per lot started at $180/year ($15/month). After the first year, the board may increase the assessment annually by the greater of CPI or 10% of non-exempt costs, plus any increases in utility, insurance, or tax costs. Any deficiency or surplus is carried forward. A special assessment for capital improvements requires a 2/3 vote of lot owners.
- Voting on amendments and special assessments: Amending this agreement requires approval of 90% of subdivision lot owners (75% after the initial term of the master declaration) and a 2/3 board vote. Special assessments for capital improvements need a 2/3 vote of lot owners present at a meeting, with 60% quorum (or 30% at a second meeting).
