El Dorado Ranchos Unit One-A is a single-family home subdivision in Gilbert, AZ. These restrictions apply to lot owners and govern land use, building standards, and property maintenance. The covenants run with the land and were originally set to expire in 2003 but automatically extend unless changed by a majority of owners.
- Use restrictions: All lots are restricted to single-family residential use only. No business activities are allowed. No building except one single-family residence, a private garage or carport, and a stable/livestock shelter/tack room may be erected.
- Minimum dwelling size: Any dwelling must have a ground floor area of at least 1,400 square feet, excluding open porches and attached garages.
- Setbacks: Front walls must be at least 40 feet from the front property line, with porches, garages, or carports allowed to project up to 5 feet into the front yard. Side walls must be at least 30 feet from each side property line. Stables, livestock shelters, and tack rooms must be at least 25 feet from the main structure and 30 feet from side lines.
- Fences: Uniform fences are required along front and side lot lines: wood rail painted white, with specific dimensions (4x6 posts, 2x6 rails). Front fence height 36 inches, side fences 48 inches. Fences must be maintained and repainted every three years at the owner's expense.
- Livestock & horses: Horses, poultry, and livestock are allowed for personal use only, not commercial. Swine are prohibited. Facilities must be maintained cleanly and set back at least 70 feet from the front property line.
- Parking & vehicles: Private passenger cars and pick-up trucks may be parked on front or side lines. Larger trucks, boats, and non-operational vehicles must be kept in a garage or designated area. No inoperable vehicles may remain on streets or lots unless enclosed.
- Architectural review: Before constructing any building, fence, or structure, lot owners must submit plans to the Developer (or, after 75% of acreage is sold, to a committee of lot owners) for approval. If not approved or disapproved within 15 days, plans are deemed approved. Unresolved disputes go to arbitration via the American Arbitration Association.
- Other restrictions: No signs (except name/address and sale/rental signs), no elevated tanks or above-ground fuel tanks, no antennae taller than 8 feet above the roof, and no re-subdivision of lots into smaller parcels. Owners must keep lots free of weeds and debris.
