Lindsay Meadows is a single-family residential subdivision in Gilbert, AZ — you own your individual lot and house, maintain them according to the rules, and pay per-lot assessments to the HOA, which maintains common areas and perimeter landscaping.
- What you own & maintain: You own your lot and house as a separate freehold estate and are responsible for keeping them in good condition. The Association maintains the common areas (Tracts A–F) and certain landscaping between the street/fences and your property line.
- Assessments & fees: Initial annual assessment is $492/lot, automatically increasing each year by 10% or the CPI increase (whichever is greater). Late payments incur 12% annual interest and a $25 fee. Special assessments for capital improvements require a 2/3 vote.
