You own your lot and home, and the association maintains common areas and enforces rules to preserve property values. These rules apply to all owners, residents, and tenants, covering architectural standards, use restrictions, and financial obligations.
- Architectural review & exterior changes: No exterior improvements (construction, landscaping, paint, fences, etc.) may be made without prior written approval from the Architectural Committee. The Declarant (developer) is exempt. Satellite dishes are permitted if installed inconspicuously. Basketball hoops, flagpoles, and play structures visible from neighboring property require approval.
- Pets & animals: Only 'a reasonable number' of common household pets are allowed, kept as pets only (not commercial). Pets must be fenced or leashed, not create a nuisance, and owners must immediately remove droppings. Pet enclosures must not be visible from neighboring property unless approved. The Board can decide if a pet is a nuisance.

- Assessments & fees: Annual assessments are levied per lot (initial max $1,200/yr, can increase up to 10% annually without vote). Special assessments require 2/3 approval of voting members. A working capital fund equal to one-fourth of the current annual assessment is due from each new purchaser from Declarant. Transfer fees are set by the Board. Delinquent assessments accrue 18% interest and late fees, and the association may place a lien and foreclose.
- Maintenance responsibilities: Owners maintain their lot, landscaping, driveways, and structures per the Maintenance Standard. The association maintains common areas, perimeter wall exteriors (structural), and specified landscaping. If an owner fails to maintain, the association may step in and charge the owner.
