The document establishes rules for residential use, construction, and maintenance, enforced by an architectural control committee and later by residents.
- Building & lot use: Lots are for single-family detached dwellings only, maximum 2.5 stories, with a private carport or garage for up to 2 cars. One-story homes must have at least 900 sq ft ground floor area; multi-story homes need at least 1,200 sq ft. No temporary structures, trailers, mobile homes, or outbuildings may be used as residences.
- Pets: No animals, livestock, or poultry may be raised, bred, or kept for commercial purposes. Dogs, cats, or other household pets are allowed as long as they are not kept for commercial breeding.

- Fencing: Chain link fencing or other wire fencing is not permitted on any lot.
- Utilities & easements: Easements for utilities and drainage are dedicated on the plat. No structures, planting, or materials may interfere with utility installation or drainage. Individual water supply or sewage disposal systems are prohibited. Lots must connect to public systems.
- Architectural review: All building plans must be approved by a 3-person committee appointed by the developer until 90% of lots are sold, then elected by residents. The committee's approval must be in writing.
- Term & enforcement: These covenants run for 30 years from recording (1973) and automatically renew for successive 10-year periods unless a majority of lot owners record a change. Violations may be enforced through legal proceedings, and violators pay costs. Invalidity of one covenant does not affect others.
