What The Goodyear Business Center at Palm Valley Crossing's governing documents say
The Goodyear Business Center at Palm Valley Crossing is a commercial condominium in Goodyear, AZ — you own your unit and share the building's common elements. It is designed for office, showroom, warehouse, and light industrial uses only (no residential use).
- Permitted use & restrictions: Units must be used for commercial office, showroom, warehouse, or light industrial purposes as allowed by city zoning. No residential use, no hazardous materials, no nuisances. Animals are prohibited except assistance animals for disabled persons.
- Modifications & alterations: Structural changes or any modification visible from the exterior require prior written board approval. You must submit sealed plans, indemnify the association, and may need a bond. Non-structural interior changes that don't affect mechanical systems do not need approval.

- Signs: Exterior signs require board approval and must comply with city sign ordinances and the attached Sign Criteria. Each unit may have one non-illuminated identification sign and one entry on a directory monument sign if installed.
- Parking & vehicles: Park only in designated paved spaces. Inoperable vehicles, covered vehicles, and vehicle repairs are prohibited. The board may tow violating vehicles at the owner's expense. Limited common element parking can be allocated by the board.
- Maintenance responsibilities: The association maintains the building exterior, roof, common elements, and private water/sewer lines. You maintain the interior of your unit, including windows, doors, and any utilities, HVAC, or meters serving only your unit.
- Assessments: Common expense assessments are based on each unit's square footage percentage. The board adopts an annual budget and may levy special assessments with a 2/3 vote of unit owners (and declarant approval during declarant control).
