- Permitted and prohibited uses: The commercial center may only be used for commercial purposes including retail sales and office use. Specific pads are restricted for ten years: Pad A and B for restaurant, bank, or financial institution; Pad C for gas station/convenience store. Common area maintenance (e.g., parking, landscaping, utilities, insurance) is managed by the Developer or SunCor, with costs shared pro rata based on land square footage (excluding CAM-Excluded Pads).
- Nuisances and operations: No owner or occupant may conduct offensive, noisy, or dangerous activities; create nuisances; or interfere with other occupants' businesses. Prohibited operations include excessive dust, odors, noise, and hazardous materials.
