Age restriction

Leasing & rentals
Leases or rentals, whether written or verbal, must comply with the Governing Documents. Agreements not containing a required clause can be declared void by the Board. No Owner may rent a residence unless at least one of the tenants is 55 ye (Article XI, Section 2)
Parking & vehicles
All Owners and guests must park vehicles in designated parking spaces. Parking of recreational vehicles (motor homes, campers, vans, boats, etc.) is prohibited on all portions of the Properties, except for loading/unloading for up to four h (Article XI, Section 8)
Architectural approval
Prior to construction of any improvements, including additions, alterations, modifications, or changes to the exterior appearance of any Lot, the Owner must obtain written approval from the Architectural Committee. (Article X, Section 2)
Home business
No trade or business may be conducted from any Lot unless: (a) the activity is not apparent or detectable from outside the Lot; (b) the activity conforms to zoning requirements; (c) the business does not involve persons who do not reside on (Article XI, Section 4)
Signs & flags
No billboards or advertising signs are permitted on any Lot or residence. One portable 'open house' sign not exceeding four square feet is allowed during open house hours and must be removed at the conclusion. (Article XI, Section 12)
Insurance
The Association will purchase liability insurance with a minimum coverage of One Million Dollars ($1,000,000.00) for the Common Areas and all insurable facilities and improvements. The policy covers liability for bodily injury and property (Article IX, Section 1)
Use restrictions
Each Lot shall be used only for one private single-family residence. (Article XI, Section 1)
Voting & meetings
Each Member is entitled to one vote for each Lot owned. If a Lot is owned by more than one person, the owners must agree on how the vote is cast; if they cannot agree, the vote is not counted. Cumulative voting is prohibited. (Article V)
Amendments
This Declaration may be amended by the Association provided: (1) the amendment is approved by Owners of at least a majority of the Lots; and (2) the amendment is in writing and signed by the President and Secretary of the Association attest (Article XIII, Section 4)
