This document binds all lot owners and occupants to rules about property use, appearance, and maintenance, overseen by an Architectural Control Committee. - Leasing & rentals: Leases are allowed but must be for at least 30 days and in writing, with a copy provided to the Committee before the term begins. Transient or hotel use is prohibited.

- Vehicles & parking: No street parking. All driveways are fire lanes. Recreational vehicles, boats, trailers, and commercial vehicles must be parked behind the fence/gate or inside an enclosed garage. Dismantling or repair of vehicles is allowed only inside an enclosed garage (except for 48-hour emergency repairs). Abandoned or inoperative vehicles may not be stored on any lot.
- Minimum house size & construction: No house under 1,100 total livable square feet (exclusive of porches, patios, garages) is permitted without Committee approval. All improvements must be new construction; no temporary structures or trailers may be used as residences.
- Fences & walls: Fences must be of cement block construction, no more than 6 feet high (unless government regulations require lower). All fences must be maintained, and damaged fences must be repaired within 3 months. Party walls are shared between adjoining lots.
- Landscaping: Landscaping must be installed within 6 months of closing per approved plans, and maintained in neat condition. If an owner fails to do so, the Declarant, Developer, or Committee may do the work and charge the owner (plus 15% interest and lien rights).
