Sun Valley View is a single-family home subdivision in Mesa, AZ, governed by a homeowners' association (HOA). The CC&Rs apply to all owners, residents, and guests, establishing rules for property use, maintenance, and architectural control. This document does not include information about HOA fees, insurance, or amenities.
- Residential use & occupancy: Each lot is for single-family residential use only. A 'Single Family' is defined as persons related by blood/marriage/adoption, or up to three unrelated persons living as a household. Home businesses are allowed if they are not noticeable from outside and meet other conditions.
- Architectural review: Any exterior change – including construction, painting, landscaping, fences, signs, antennas, or solar devices – must be approved in writing by the Architectural Committee. If the committee does not respond within 30 days, approval is deemed given. In-ground pools are exempt from review if not visible from neighboring property; above-ground pools require approval.
- Pets: Only dogs, cats, and small household birds are allowed as pets, kept as domestic pets only (no breeding or commercial use). Pets must be confined to the owner's lot, and when off the lot, dogs and cats must be on a leash no longer than six feet. No excessive noise or nuisance is permitted.
- Parking & vehicles: No commercial vehicles, boats, trailers, or RVs may be parked on a lot or street without prior written approval, except for temporary guest parking (up to 48 hours in 7 days). Vehicles parked on driveways or in garages must be in good condition, under 7 feet tall and 18 feet long, and not used for commercial purposes. No vehicle repair or storage of inoperable vehicles is allowed where visible.
- Signs: No signs visible from neighboring property are allowed except: signs required by law, residence identification signs (size/color/location approved by committee), and one 'For Sale' sign (also subject to committee approval).
- Nuisances & maintenance: Owners must keep their lots clean, free of debris, and properly landscaped. Grass must be mowed, dead plants replaced. No nuisance odors or loud noises. The committee may enter lots for inspection and can take corrective action at the owner's expense if rules are violated.
- Leasing & rentals: Leasing a residential unit is not considered a business and is allowed, but the document does not specify minimum lease terms or other rental restrictions. Lessees must comply with all rules as occupants.
