What Adobe Hills of Mesa's governing documents say
Adobe Hills of Mesa is a single-family home subdivision in Mesa, AZ, governed by a homeowners' association (Adobe Hills Homeowners' Association). All lots are for residential single-family use only, and the association enforces architectural standards, collects assessments, and maintains common areas.
- What you own & maintain: You own your lot and the house on it. You must maintain your lot free of weeds, keep lawns mowed, trim bushes, and keep buildings in good repair. The association maintains the common areas (tracts A–K).
- Architectural review: Exterior changes—including improvements, alterations, fences, color schemes, and landscaping—require prior written approval from the Architectural Committee. Plans are deemed approved if not acted on within 30 days. Basketball standards visible from neighboring property are prohibited.
- Assessments: Annual assessments are levied per lot. Through 2001 the maximum annual assessment is a specified per-month amount (text is missing the number); from 2002 it increases automatically by up to 5% or the CPI. Special capital assessments require a 2/3 vote of members. Unpaid assessments accrue 12% interest and become a lien on the lot.
- Parking & vehicles: On-street parking is prohibited. Vehicles must be kept in garages, carports, or driveways. No vehicles over 1 ton, mobile homes, trailers, boats, or recreational vehicles exceeding 7 ft height or 18 ft length may be parked visibly. Inoperable vehicles must not be visible. Guest parking only in designated areas.
- Leasing & rentals: Leasing is permitted but subject to all declaration provisions. No rental signage may be erected before March 31, 1999. Owners renting lots pay 100% of annual assessments.
- Pets & animals: Only a reasonable number of typical household pets are allowed, kept as domestic pets not for commercial purposes. They must not cause unreasonable noise or nuisance. Animal structures must not be visible from neighboring property.
- Signs: Only a name/address sign up to 9" x 30" and one temporary for-sale/for-rent sign up to 5 square feet are permitted. No other signs allowed.
