What Eastpointe Village I R.V. Resort's governing documents say
Eastpointe Village I R.V. Resort is a recreational vehicle (RV) resort community in Mesa, AZ — you own a lot and park your RV there as your primary residence or vacation home. The association maintains common areas (roads, amenities) and enforces rules designed to keep the community a quiet, age-restricted RV resort. This declaration applies to all lot owners, their tenants, and guests.
- Age restriction (40+): The property is for residential use only by persons 40 years of age or older. No one under 40 may reside on a lot for more than a reasonable period (defined by association rules).
- Permitted dwellings & vehicles: Only recreational vehicles (RVs) as defined in the declaration may be parked on a lot. Mobile homes, permanent dwelling houses, and temporary structures (tents, shacks) are prohibited. One RV and one car, motorcycle, or other motor vehicle per lot.
- Leasing & rentals: Owners may lease their lot to a single family, but the lease must incorporate the declaration and association rules. Renters must sign a written agreement to comply, and they cannot be locally employed (except by the association). A 25% leasing commission is payable to the association or an authorized broker. Leases must be arranged through the association or a board-authorized broker.
- Pets: Dogs, cats, and other household pets are allowed subject to association rules, but not for commercial breeding or in unreasonable numbers. Pets must be leashed when outside the lot, and owners must clean up after them. No pets may be kept that cause annoyance.
- Architectural review & improvements: No improvement (fence, storage building, patio cover, landscaping alteration, etc.) may be made without prior written approval from the board or its designee. The board has sole discretion over aesthetics and harmony with surroundings. Construction must be completed within one year; landscaping within six months of placing an RV on a lot.
- Assessments & fees: The association levies minimum regular assessments, special assessments (e.g., for violations or emergency repairs), and reconstruction assessments (for capital improvements). Unpaid assessments become liens on the lot. The association may suspend voting rights and facility use for nonpayment or rule violations.
- Use restrictions & nuisances: No business or commercial activity allowed except by declarant. No offensive activities, noise (e.g., loud mufflers), or nuisances. No outside clotheslines, reflective materials on windows, or antennas without approval. Trash must be kept in covered containers and not visible from neighboring property except on pickup day.
- Parking & vehicles: Only one recreational vehicle and one car/motorcycle per lot. No parking on common areas or roads except in designated spaces. No vehicle repair or maintenance on lots beyond usual and customary.
