As an owner, you join both the Suncrest HOA and the Master Association (Augusta Ranch Community Master Association), and your property is subject to extensive architectural controls and use restrictions enforced by a Design Review Committee. The community is governed by recorded covenants that run with the land and bind all owners.
- Community structure & HOA: Each lot owner is a member of both the Suncrest Association and the Master Association (Augusta Ranch). The Master Association charges approximately $18.70 per month; Suncrest levies additional annual assessments, use assessments, and special assessments on individual lots.
- What you own & maintain: You own your individual lot and are responsible for maintaining your building and landscaping. The Association maintains common areas (private streets, open spaces, drainage) through the collected assessments.

- Vehicles & parking: No trucks over ¾ ton, trailers, campers, boats, or similar large vehicles may be visible from neighboring property or common areas. All vehicles must be parked in garages, carports, or driveways—not on streets. No vehicle repair or construction work is permitted on your lot.
- Landscape & exterior maintenance: You must complete landscaping within 6 months of purchase. All grass, shrubs, trees, and plantings must be kept trimmed, cultivated, and free of trash and weeds. You are also responsible for maintaining landscaping in adjacent public right-of-way areas between your lot boundary and the street/sidewalk.
